CONTEXT & CHALLENGES
To make "The Gradient" building an exemplary one, including in terms of mobility, Cofinimmo has reaffirmed its trust in HOOBA. Ideally located on Avenue de Tervuren and benefiting from high-quality cycling infrastructure, the building is particularly well-suited to our service offerings. The city center of Brussels is only 20 minutes away by bike!However, there are always uncertainties about the final use of our vehicles, especially on a project as important as this. Among the factors for success:
- the location of the building and vehicles;
- communication during installation;
- word-of-mouth within the building;
- the fleet's dynamization during mobility challenges.
Objectives
The fleet was implemented in The Gradient to:
Facilitate the urban and professional travel of tenants by offering efficient transportation alternatives
Contribute to reducing the environmental impact of professional travel
Promoting the exemplary environmental responsibility of "The Gradient" building
Enhancing the range of services offered to tenants without burdening Cofinimmo's internal management

Solutions and strategies
SELECTION AND IMPLEMENTATION
HOOBA advised Cofinimmo on the selection of vehicles best suited to the needs of tenants. It was ultimately a fleet of 10 bicycles and 8 e-steps that was chosen. We completed the installation from start to finish, creating a branded area with the company's logo and color. Similarly, the vehicles were customized in the colors of Cofinimmo.
MANAGEMENT AND MAINTENANCE
HOOBA provides comprehensive fleet management, including regular maintenance, repairs, and vehicle insurance, ensuring reliable and continuous service for users. The vehicles are accessible via our sharing app, providing autonomy and flexibility for the building's tenants.
FOLLOW-UP AND REPORTING
Cofinimmo has access to detailed usage statistics, allowing it to evaluate the effectiveness of the service and adjust the offer according to the needs of tenants. It was thanks to this information that the original fleet of 12 vehicles was increased to 18.
FLEET DYNAMIZATION
A good vehicle utilization rate is achieved through smooth and clear communication within the building. In this context, we regularly organize mobility challenges and animations to promote the service and help employees with their first uses.
Implementation and results
The integration of our shared bicycles and e-steps has been very successful with Cofinimmo's tenants. During the first 18 months following installation (October 27, 2023), more than 5,000 trips were made by nearly 300 unique users. In total, 28 companies benefit from our service in the building.
Our active mobility solution has not only made urban travel easier, but has also enhanced Cofinimmo's image as an environmentally conscious company that innovates in its services to tenants. To top it off, "The Gradient" building is the first in Belgium to have obtained the ModeScore Gold label, thanks in part to our presence on site.
That's why we're proud of the success of this installation, driven by effective communication on information screens, a strategic location in the lobby, and the obvious enthusiasm of users.
